Who we are

Langley Coastal Construction is a family-owned and operated business with two generations dedicated to serving Florida's waterfront communities. The story began on the west coast of Florida, where a passion for marine and general construction was passed down and built upon over the years.

We are a licensed Florida general contractor, license CGC1538377, with 35+ years of licensed construction expertise. Being family-owned means we treat every project as if it were for our own property, and it means the people you meet at the site visit are the people responsible for the work.

What we do

On the water: docks, pilings and boat lifts, seawall inspection and repair, SnapJacket piling restoration and dredging.

On land: residential construction (kitchens and baths, additions, stucco, concrete, roofing), commercial construction (steel buildings, mobile home setup, heavy site preparation), demolition and pool removal, sitework and planning, and pools.

Most waterfront properties need both sides at some point, and having one licensed contractor for the seawall and the house behind it is the reason many of our clients call us first.

Where we work

Broward, Palm Beach, Miami-Dade and Manatee counties. Our locations page lists the cities we serve and the rules that differ from one to the next, because seawall heights, dock exemptions and demolition notices are not the same in Fort Lauderdale as they are in Bradenton.

How we work

Inspection first. On marine work that means a seawall inspection with underwater photos and video before anyone recommends a repair method, and a site visit that looks at the whole waterfront before a dock or lift is designed. On land it means walking the property with you before the scope is written.

Permits handled. Dredging permitting is part of our dredging scope, and on docks, seawalls, demolition and building work we prepare the applications and schedule the inspections for the work we carry.

Top-grade materials. Salt water and salt air are hard on everything, so our marine work uses top-grade, salt-water-rated materials, and on the house side the lath, fasteners and hardware are specified for the coast.

Honesty, integrity and care in the details, on every project, from docks and seawalls to custom homes and storm recovery.

Questions we hear

Are you a licensed contractor?

Yes. Langley Coastal Construction holds Florida general contractor license CGC1538377, which covers both our marine work (docks, seawalls, pilings, dredging) and our land work (residential, commercial, demolition, sitework and pools). We have 35+ years of licensed construction expertise and are family-owned and operated across two generations.

Which areas do you serve?

Broward, Palm Beach, Miami-Dade and Manatee counties. That covers the Atlantic side from the Palm Beaches through Fort Lauderdale to Miami, and the Gulf side around Bradenton, where the company's story began. Our [[locations page|/locations]] lists the individual cities and the local rules that apply to each.

How do I get a quote?

Reach us through the [[contact page|/contact]], by phone at (954) 406-0696, or by email at info@langleycoastal.com. We respond within 24 business hours. Every project starts with a site visit: on the water, that means an inspection of the seawall, dock or canal; on land, a walk of the property with you. The scope and the quote are built from what we see, not from a form.

Do you do both marine and land construction?

Yes, and that is unusual. The marine side covers docks, pilings, boat and PWC lifts, seawall repair, SnapJacket piling restoration and dredging. The land side covers residential and commercial construction, demolition, sitework and pools. For a waterfront property, one licensed contractor can carry the seawall, the pool behind it, and the addition behind that, in the right order.

Do you handle the permits?

For the work we carry, yes. Dredging permitting is included in our dredging scope. On docks, seawalls, demolition, sitework and building projects we prepare the permit applications, coordinate with your engineer or architect where signed drawings are needed, and schedule the inspections as the work reaches each stage. Where a county exemption or verification is available, we pursue it in writing rather than assume it.

What our customers say
