What Drives Seawall Repair and Replacement Cost in Florida

People search for how much seawall repair costs in Florida and get a per-foot number from a website that has never seen their wall. Langley Coastal Construction does not publish prices, and we quote every job after an inspection, because two walls of the same length on the same canal can be very different jobs. What we can do is explain what moves the number so you can compare quotes fairly.

Why there is no honest price per linear foot

A per-foot figure assumes the wall, the access, the method and the permit are the same from one property to the next. They never are. A cap patch worked from a driveway and a foam injection done from a barge are both seawall repair, and one is a small fraction of the other. A replacement that must meet a new elevation is a different job again.

The one general rule that holds up is the engineers' one: repairs extend the useful service life of a seawall and are typically less expensive than replacement. So the first question is not what it costs per foot, but whether this wall is a repair or a rebuild. [cumminscederberg.com]

We quote each job after an inspection with underwater photos and video; the report is what the quote is built on: which method, how many feet, which side, which permit.

The factors that set the price

FactorWhat it changes
LengthMaterials, labor and time scale with linear feet, but only the feet that need work. A sound wall with one bad 20-foot run is a 20-foot job.
Condition and methodHydraulic cement crack repair, polyurethane foam injection, forms-and-rebar work on the cap, tie-back replacement and panel replacement are different amounts of labor, material and equipment. The inspection decides which apply.
Cap workA cap patch on a few feet is small. A full cap replacement means forms, rebar and concrete along the whole run, and it is where a height raise is built when the ordinance requires one.
Tie-backs and anchorsNew rods and deadman anchors mean trenching the yard back from the wall, restoring what was dug up, and the steel itself. The count of failed tie-backs comes from the inspection, not the wall's length.
Access: land or bargeA wall reachable from the yard or a driveway is worked from land. A wall behind a house on a narrow lot, or with a pool deck to the edge, may need a barge and a crane.
Height rule compliance [waterfronttimes.com]In Fort Lauderdale, a repair beyond 50 percent of the wall's length or replacement value must meet the 5-foot NAVD88 standard. A rebuild to a new elevation adds a taller cap, a changed yard grade and often a changed dock connection. [waterfronttimes.com]
Permits and engineering [law.cornell.edu]A repair at the old line or within 18 inches waterward, or a cap and piles used only to stabilize the wall, can qualify for a state exemption; a larger rebuild needs engineering and full review. The local building permit applies either way. [law.cornell.edu]
MobilizationGetting a crew, a pump or a barge to the site costs the same for a small job as a large one, which is why a short repair costs more per foot and why neighbors repairing adjoining walls together usually do better.
RestorationPavers, sod, irrigation, a dock edge or a pool deck that has to come out and go back. Foam injection through small ports avoids most of it; tie-back trenching and panel replacement do not.

Every one of these is a finding from the inspection. None can be read off a satellite photo or a linear-foot count.

Seawall foam injection cost versus structural repair

The method is usually the biggest single swing. Foam injection with NCFI Terra-Lok seals voids and stops soil loss behind a sound wall through small ports, with no excavation and no forms. Forms-and-rebar work and tie-back replacement involve digging, concrete and steel. Panel replacement means removing the old wall and driving new panels, sometimes from a barge, and pulls in the height rule.

The crack is the symptom; the method follows from what is behind it. It also means the cheapest quote is not always the cheapest repair: injecting foam behind a wall that is about to move, or patching a cap that needs replacing, spends the money and then spends it again. See when foam injection fits and when it does not.

How to compare seawall repair quotes

  • Ask what the inspection found, in pictures. A quote should come with photos above and below the waterline showing what is being repaired and why. If a contractor priced the wall without looking under the water, the quote is a guess.
  • Line up the scope, not the total: feet of each method, tie-back count, cap patched or replaced, yard restored, dock reconnected. Two quotes with the same total and different scopes are not the same price.
  • Ask which side the work is done from. Land and barge access are different costs, and a quote that assumes one when the site needs the other will change.
  • Ask whether the work stays under the city's substantial-repair threshold, and who confirms it. If it crosses the line, the elevation standard applies and the job changes.
  • Ask who handles the permit and whether the state exemption will be verified in writing. FDEP offers a verification form for the seawall restoration exemption, and having it in hand avoids a stop-work later. [floridadep.gov]
  • Check the license and ask how additional work is priced and approved if the crew finds more once the wall is opened. Langley Coastal Construction's license is CGC1538377.

Seawall inspection cost and why the inspection comes first

People also search for seawall inspection cost in Florida, and the answer is the same: we quote the inspection when you call. What you get is the report the rest of the decision rests on: underwater photos and video of the joints, toe and footer, the condition of the cap and any visible steel, and a written recommendation of which repair methods fit.

Engineers recommend that coastal structures be inspected at least every five years, and many South Florida walls are past 60 years old. On an older wall, the inspection is also what tells you whether you are looking at a repair this year or a replacement to plan for, which is a budgeting answer as much as a technical one. [cumminscederberg.com]

If you want a number for your wall, that is the way to get one: an inspection, a report, and a quote built on it. The seawall repair page lists the methods, and the height rules guide shows whether a replacement in your city would have to come back taller.

Questions we hear about this

Why can't anyone quote seawall repair over the phone?

It depends on the wall, and we quote each job after an inspection rather than publishing prices. What moves the number: how many feet need work, which method fits (crack repair, foam injection, cap work, tie-backs or panel replacement), whether the site is reached from land or by barge, permits and engineering, mobilization, and whether a rebuild has to meet the city's current elevation standard.

What is the seawall repair cost per linear foot?

There is no honest single figure. Per-foot numbers online assume the method, access and permit are the same on every wall, and they are not. Compare quotes by scope, feet of each method, access and permit, not by dividing the total by the length of the wall.

How much does seawall replacement cost in Florida?

More than a repair; the engineers' guidance is that repairs are typically less expensive than replacement and extend the wall's service life. A replacement also usually has to meet the city's current elevation. In Fort Lauderdale a rebuild beyond 50 percent of the wall must reach 5 feet NAVD88, which adds a taller cap and yard and dock changes. [source]

How much does seawall foam injection cost?

It is quoted after inspection like everything else. Foam injection is usually the less intrusive option because the resin goes in through small ports without excavation or forms, and the yard, deck and dock stay in place. What sets the number is how many feet of wall are leaking and how large the voids behind them are, which is what the underwater inspection maps out.
