What Drives the Cost of a Dock in Florida, and How to Compare Quotes

How much does a boat dock cost in Florida? There is no single answer, and Langley Coastal does not publish prices: every dock is quoted after a site visit, because the things that move the number are on the water, not on a price list. What we can do is show you what those things are, so that when quotes arrive you can tell whether two contractors priced the same dock. Langley builds, rebuilds and repairs docks across Palm Beach, Broward, Miami-Dade and Manatee.

Size, and which permit tier the size lands in

Over-water square footage is the first driver, and not only because more deck means more material. It sets the paperwork.

A private dock of 1,000 square feet or less over the water, or 500 square feet or less in Outstanding Florida Waters, fits the state exemption if it sits on pilings or floats and involves no dredging or filling. Go over that line and you are into a general or individual permit, with more drawings, more review and more time. [flsenate.gov]

The exemption can be self-certified online at no fee for a new dock with or without a lift, a repair or replacement, or adding a lift. [floridadep.gov]

Dock cost per square foot is a figure you will see quoted online. Treat it with care: the square footage that counts for permits is over-water area, and a per-foot number hides the pilings, the lift and the access, which are where Florida docks actually differ from each other.

Water depth, bottom conditions and pilings

Water depth and what is under it set the piling length and the driving method. A deep canal with soft bottom needs longer pilings driven farther; a hard limestone bottom may need jetting or drilling. Neither shows up in a per-square-foot number, and both show up in the quote.

Piling material is the next decision. Wood treated to 2.5 pounds of CCA per cubic foot and rated UC5B or UC5C is the salt-water standard; concrete and fiberglass composite pilings resist borers but cost more to buy and set. [americanpoleandtimber.com]

Piling count follows the deck layout and the lift. A lift adds four pilings that carry the boat's weight on their own, and they are usually longer and heavier than the walkway pilings. How much to replace dock pilings on an existing dock depends on the same things, plus whether the deck and lift above have to come off to reach them, which is where a concrete-filled jacket such as SnapJacket changes the math.

Piling installation and repair on a private dock is itself an exempt activity under state rules, so a piling-only job carries lighter paperwork than a new dock. [law.cornell.edu]

Decking, hardware and the boat lift

Decking choice changes the first cost and the upkeep. Florida owners report pressure-treated pine as the cheapest and the first to check and splinter, ipe and cypress as the long-lived woods, and composites as the no-sealing option with closer joist spacing, which adds framing on a rebuild. [thehulltruth.com]

Hardware is a small line that matters: stainless or hot-dip galvanized fasteners and hangers cost more than plated steel and last far longer in salt spray.

Boat lift cost in Florida tracks capacity. Lifts are sized to the boat's wet weight with a 20 percent margin, and a lift is rated for its capacity and not a pound more, with no upgrade path later. A heavier boat means a bigger lift, heavier pilings and a larger motor circuit, so the boat you plan to own drives this line more than the boat you own today. [shoremaster.com]

Electrical for the lift and dock is a licensed electrician's scope, with ground-fault protection required at dock receptacles. [iaeimagazine.org]

Permits, surveys, access and the old dock

In Miami-Dade, any work over tidal water needs a DERM Class I permit, and many sites are asked for a seagrass survey; the survey growing season runs April 1 through September 30, which can add a wait. [ecfflorida.com]

In Broward, a repair or replacement not enlarged beyond 500 square feet, or a lift installation, goes through the county's general license; larger work needs the full Environmental Resource License. [broward.elaws.us]

Access is the driver owners underestimate. A dock a barge can reach is priced differently from one behind a fixed bridge or on a canal too narrow for a barge, where a crane on the seawall or hand-set pilings take over. The county-by-county rules are in our dock permit guide.

Demolition of the old dock is its own line: pulling pilings, hauling deck and disposing of treated wood. If you replace within 5 feet of the same location and no larger, with no fill, the state treats it as a replacement rather than a new dock, and you may use different materials. [flsenate.gov]

How to compare dock quotes

  • Check the over-water square footage and the deck height on each drawing. If the numbers differ, the quotes are for different docks.
  • Compare piling count, length, diameter and treatment rating, and whether lift pilings are separate from walkway pilings.
  • Confirm the decking product by name and the joist spacing, and whether the hardware is stainless or hot-dip galvanized.
  • Confirm the lift capacity and who is supplying the lift, the motor circuit and the electrical permit.
  • Ask what permit tier the contractor is assuming, who files it, and whether a seagrass survey is included or excluded.
  • Ask how the crew reaches the site, barge, crane or by hand, and whether demolition and disposal of the old dock are in the price.
  • Ask for the license number. Langley Coastal Construction is Florida general contractor CGC1538377, family-owned across two generations.

Questions we hear about this

Why will Langley not give a dock price over the phone?

Because the things that set the price are at the site: water depth and bottom, canal width, seawall condition, access for a barge or crane, the lift you need and the permit tier the design lands in. We quote after a site visit so the number reflects your dock, not an average. The visit also tells us whether repair or replacement is the honest recommendation.

What affects the cost of building a dock the most?

Size and permit tier, water depth and piling length, piling material and count, decking product, lift capacity and its electrical, and access. Demolition of an existing dock adds a line. Over-water square footage decides whether you fit the state's 1,000-square-foot exemption, or 500 in Outstanding Florida Waters. [source]

Is dock cost per square foot a useful number?

Only as a rough sorting tool. A per-foot figure hides pilings, lift, electrical, permits and access, which is where two Florida docks of the same size can differ most. Compare the drawings and the scope line by line instead of the divided total.

How does a boat lift change the cost of a dock?

Through capacity. The lift is sized to the boat's wet weight plus a 20 percent margin and cannot be upgraded later, so a heavier boat means a bigger lift, four heavier pilings and a larger motor circuit. Size for the boat you plan to own on that dock. [source]

Does replacing an old dock cost more than repairing it?

Not always, once you count what a repair has to reach. A dock with sound pilings and tired decking is a deck job. A dock with necked pilings under a lift may be cheaper to restore with concrete-filled jackets than to disassemble, and cheaper still to replace if the framing has gone too. The inspection decides; the state exemption covers replacement in the same footprint. [source]
